The short amenity list is the reason the HOA fee is low compared with other Lake Nona area neighborhoods. What is here is well shaded, which matters more in July than a longer list would: the dog park is large and shaded, and the park has a shaded playground and a gazebo area.

What is not here is a community pool, a clubhouse or a fitness center. Many individual homes have their own private pool instead, and the conveniences of the Lake Nona area — including Medical City — are a short drive up Narcoossee Road.

One thing to be clear about: Fell's Landing is not inside the official Lake Nona footprint. It carries an Orlando 32827 address and sits along the southern edge of the area, close enough to use Lake Nona's shopping, dining and medical campus day to day, but it is not part of the master-planned community itself. The Orange and Osceola county line runs along the south side of Boggy Creek Road, directly below the neighborhood.

Your neighbors: Isles of Lake Nona is directly north. East is a commercial shopping center with the Futura at Nona Cove Apartments, Extra Space Storage, McDonald's and a Wawa gas station, and beyond that the The Cove at Nona Sound townhome neighborhood. Summerdale Park is directly west and is connected within the neighborhood by Yellow Daisy Lane.

Nearby entertainment includes the aquatic-oriented Nona Adventure Park, Eagle Creek Golf Club and Boxi Park, all within a couple of miles. Because the county line is directly south, it is worth saying plainly: Fell's Landing is in Orange County and served by Orange County Public Schools, not the Osceola County district. What Are the Homes Like?

All 147 homes are two-story Meritage builds from 2013-2014, running 4 to 7 bedrooms and approximately 2,581 to over 5,100 square feet on 0.15 to 0.20 acre lots.

Eight floor plans, each with a variety of elevations, were offered by Meritage Homes. The largest plans reach seven bedrooms — not a multigenerational suite arrangement, just very large houses, and among the largest floor plans in the Lake Nona area. If a resale shows more bedrooms than that, it is a previous owner's conversion rather than a plan Meritage offered.

Every home is two stories with a 2 or 3 car garage. There are no single-story plans in the neighborhood, which is worth knowing up front if stairs are a factor.

Meritage built these homes with energy efficiency as the pitch, and the plans carry a long list of what were then upgrades as standard. Lots run approximately 0.15 to 0.20 acre, so a 5,000 square foot house covers a good share of its lot — the yards are modest for the size of the home. Many owners put a pool in anyway, which is how the neighborhood ended up with private pools where it has no community one.

The neighborhood was fully built out in 2014, so everything for sale here is a resale. If new construction is the requirement, start with Lake Nona area new construction instead.

What Does It Cost to Own Here?

Fell's Landing has an HOA but no CDD, which removes an assessment line that most of the larger Lake Nona area neighborhoods carry on the annual tax bill.

HOA: Fell's Landing is a homeowners association community. The fee is low relative to other Lake Nona area neighborhoods, which follows from the short amenity list.

CDD: none. There is no Community Development District assessment here. In neighborhoods that do have one, the CDD adds a separate line to the annual property tax bill on top of ordinary property taxes, often for many years. One other cost worth budgeting: a private pool carries its own maintenance and insurance implications. Ask for the seller's actual utility and pool-service history rather than estimating.

Who is Fell's Landing a Good Fit For?

It fits households that need a lot of bedrooms and would rather have their own pool than a community one — and it is a poor fit for buyers shopping for resort-style amenities.

A good fit if you...

  • Need five or more bedrooms. Very few Lake Nona area neighborhoods offer 7-bedroom plans at all. If bedroom count is the binding constraint, this is one of the few places to look.
  • Would rather have your own pool than a shared one. Many homes here have private pools, and there is no community pool competing for the HOA dollar.
  • Want to avoid a CDD. No CDD assessment means one fewer line on the tax bill, and a lower total carrying cost than a comparable home in a CDD neighborhood.
  • Commute south. The Osceola County line is directly below the neighborhood, so St. Cloud and south Osceola are a much shorter drive from here than from the center of Lake Nona.
  • Are buying a resale anyway. A 2013-2014 neighborhood has mature landscaping and finished streets, and the original buyers' upgrades are already in the house.

Look elsewhere if you...

  • Want a community pool, clubhouse or fitness center. This is the biggest trade-off in Fell's Landing, and it is not close. Isles of Lake Nona, directly north, is gated and has the pool and clubhouse this neighborhood does not.
  • Want a single-story home. Every plan here is two stories. Start with one-story homes in the Lake Nona area instead.
  • Want a real yard. Large houses on 0.15 to 0.20 acre lots leave modest outdoor space. Live Oak Estates is the direction to look for larger lots.
  • Want new construction. Nothing has been built here since 2014. New construction in the Lake Nona area is the better starting point.
  • Want to be inside Lake Nona proper. Fell's Landing is adjacent to the Lake Nona footprint, not in it, and Town Center is a drive rather than a walk or a bike ride. Laureate Park is the walkable option.
