Gatherings of Lake Nona is the first 55+ active adult community in Lake Nona, built by Beazer Homes under its Gatherings brand. It is a condominium community of eight four story buildings with key card entry, 216 units planned, and three buildings with direct water views. Construction started in 2017 and build out is projected for 2028.
Five single level plans run from 1,368 to 1,805 square feet, each with two baths and a one car garage. Amenities center on a 4,400 square foot clubhouse with a heated pool, fitness center, pickleball, bocce and a gated dog park. Two points buyers routinely get wrong: Gatherings is next to Laureate Park rather than part of it, and it carries two association assessments plus a CDD.
Gatherings of Lake Nona is the first 55+ active adult community in Lake Nona, and it is a condominium community rather than a street of houses. Eight buildings, four floors each, sit on Laureate Boulevard on the edge of the Lake Nona core. Three of the eight look directly onto water. Beazer Homes started construction in 2017 and projects build out in 2028, which means some buildings are long since occupied while others are still coming online.
One thing worth clearing up before anything else: Gatherings is not part of Laureate Park. It sits between Laureate Park and the Medical City area, on a Laureate Boulevard address, and from the street it is genuinely hard to tell where one ends and the other begins. They are separate communities with separate governing documents. If someone hands you a Laureate Park HOA packet while you are looking at a Gatherings unit, it is the wrong document.

Amenities are anchored in and around a 4,400 square foot clubhouse, with a heated resort style pool, fitness center, pickleball and bocce courts, an amenity lake with walking paths, and a gated dog park.
Inside the clubhouse there is an entertaining room, an indoor kitchen, restrooms, and a library and community room. Outside it, a lanai area carries a second kitchen, a grill and fire pits, alongside a heated resort style pool.
What the amenities do not include is a perimeter gate. Gatherings is not a gated community in the way buyers often assume from the 55+ label. Access control happens at the building instead: each of the eight buildings uses key card entry, and the dog park is gated. If a gated entrance is on your must-have list rather than your nice-to-have list, that distinction matters.

Day to day, Gatherings is built around low maintenance single level living: no yard to cut, no roof to replace, and an amenity core close enough to walk to.
Gatherings sits on Laureate Boulevard in Orlando, between Laureate Park and the Medical City area, just off the Central Florida GreeneWay (417).
The position is the strongest thing about this community. Residents are minutes from the shops, restaurants and medical facilities of Medical City, and a short drive from Lake Nona Town Center. Being adjacent to Laureate Park rather than inside it puts the Town Center amenities within easy reach without Laureate Park's own assessments.
For travel and day trips, the community is about 7 miles from Orlando International Airport, which is a real advantage if you travel often or expect visitors. It is roughly 23 miles from Downtown Orlando and about 19 miles from Walt Disney World for the grand-kids.
Healthcare access is unusually good for a 55+ community, and that goes double if you are a military veteran — the Orlando VA Medical Center is about half a mile from the front door, close enough that routine appointments stop being a day’s outing. For golfers, Lake Nona Golf & Country Club is under 7 miles away and Eagle Creek Golf Club is about 2 miles, though neither is on site.

All of the condos were built by Beazer Homes under its Gatherings 55+ brand. Each of the eight buildings has four floors. Floors 2 to 4 hold two three bedroom units and six two bedroom units apiece; the first floor holds three two bedroom units plus 18 interior garages and storage rooms.
216 units are planned across five floor plans from 1,368 to 1,805 square feet. Every unit comes with a one car garage — some interior to the building, some detached. Beazer's current included features list ceiling heights of approximately nine feet, granite countertops in the kitchen and all bathrooms, 42 inch upper cabinets and stainless Whirlpool appliances, though standard specifications change over time and vary by plan.
Elevators run in every building and units on floors 2 to 4 have private, covered balconies. First floor units get a patio with its own direct access in and out of the building instead. Primary suites are generously sized with walk-in closets, and plans are laid out to pull natural light through the main living space.
Five plans run from the 1,368 square foot Aspen to the 1,805 square foot Dogwood, all single level, all two bath, all with a one car garage.
On the Dogwood's bedroom count: the builder lists it as a three bedroom. It is built both ways. The third room is a study, and in the two bedroom configuration that room has no closet — which means it does not count as a bedroom for appraisal or resale purposes. The three bedroom configuration has the closet. Two Dogwoods can therefore be the same square footage and not the same house. Ask which configuration a specific unit was built as before you compare prices.
A Gatherings owner budgets for three recurring charges, not one: a condo association assessment for their building, a master association assessment for the shared grounds and amenities, and a CDD assessment on the annual tax bill.

The dwelling insurance line is worth pausing on. Insurance on the building itself sits inside the condo association assessment, which is a meaningful difference from owning a detached house in Florida where that premium is yours alone to source and absorb. You will still want an HO-6 policy for the interior and your contents, but the structure is covered collectively.
Because this is a condominium and not a single family HOA, ask for the association's current budget, its reserve study and any planned special assessments before you write an offer. That layer of homework does not exist when you buy a detached house in a standard HOA, and it is the single most common thing 55+ buyers moving from a house to a condo skip.
It fits buyers 55 and over who want single level living with no exterior upkeep in a strong Lake Nona location, and it does not fit anyone who wants a yard, a detached house, or a single simple assessment.
