Stratford Pointe sits directly south of the 417 Greenway and just east of Narcoossee Road, with two entrances off Kirby Smith Road.
The immediate neighbours are the Shores at Lake Whippoorwill neighborhood across the street and the NorthShore at Lake Hart neighborhood to the east. The two Kirby Smith Road entrances put the 417 interchange within a short drive, which is the single strongest argument for this location for anyone commuting out of the Lake Nona area.
For everyday shopping and dining, Gator's Plaza sits just outside the neighborhood entrance and includes a Gator's Dockside. Within about a mile in either direction along Narcoossee Road are several more centers, including Lake Nona Landing and the Publix anchored Cornerstone at Lake Hart. Lots run from about 0.13 to 0.30 of an acre per MLS records, and many homes sit on zero lot lines — built close to or on one side property line, which concentrates usable yard on the opposite side and in the rear. Some homes back to conservation or water views. About a quarter back to the neighborhood brick wall along Kirby Smith Road, and a large sound barrier wall now lines the north side of the neighborhood along the 417.
Age matters more here than the square footage does. These homes are 19 to 21 years old, which puts original roofs and HVAC systems at or past the end of their service life. Many have been replaced already and many have not.
