What Happens After You Reach Out
Most real estate sites are vague about this on purpose. Here is the actual sequence.
- One email, not a phone blitz. I write back asking a few questions — price range, must-haves, timeline, whether you need a gate or a gym or a big lot.
- I build you a search. Your answers become a custom property search that shows only homes matching your criteria, with alerts for new listings and price changes. Not forty listings a week.
- We narrow before we drive. The amenities comparison chart usually eliminates half the neighborhoods in ten minutes. That saves weekends.
- Then we go look. By that point the list is short and every house on it is a real candidate.
If you are two years out from moving, that is still worth starting. Early conversations are more useful than late ones, because there is time to compare neighborhoods properly instead of picking under deadline.

I first drove out to Lake Nona around 2010, when the buildings in Medical City were rising out of what was still, quite literally, cattle pasture. That view is what got me into real estate. Fifteen years later I have watched the area become what it said it would, and I have helped hundreds of buyers find homes in and around it.
I am not affiliated with Tavistock or any of its partners. I sell across the whole area — both sides of Narcoossee Road — which means I have no reason to talk you into one side of it. If a neighborhood is wrong for you, I will say so.

The 2.25% Premium Showcase Package puts your agent on showings, adds open houses, a Zillow Showcase listing, a Matterport 360° tour with interactive floor plan, and neighborhood amenity photos. Both are laid out on selling your Lake Nona home.
