What Amenities Do Summerdale Park Residents Get?

Summerdale Park residents get one shared amenity area — Summerdale Community Park — with a pool, a pavilion, a viewing dock and an open field, and nothing beyond it.

The water is a pond, not a lake. Marketing language around this part of Lake Nona uses "waterfront" loosely. The water Summerdale Park is built around is a large man-made pond, and it is unnamed. It is genuinely attractive and the pavilion and dock make good use of it — but a buyer expecting boating, a public boat ramp or a named natural lake will be disappointed. For actual lake frontage, look at the Lake Nona parks on Lakes Hart and Mary Jane instead.

What Summerdale Park does not have is a clubhouse, a fitness center, a playground, or tennis or pickleball courts, and it has no gated entrance. That is a deliberate trade rather than an oversight — a smaller amenity package means a smaller share of the maintenance burden. Buyers who want a full recreation program should compare against Laureate Park or Randal Park.

Where is Summerdale Park & What's Nearby?

Summerdale Park is off Boggy Creek Road just west of Narcoossee Road, on the southern edge of Lake Nona in ZIP code 32827, directly south of Isles of Lake Nona and adjacent west of Fell's Landing.

The Osceola County line is close. The Boggy Creek and Narcoossee areas of Osceola County start on the far side of Boggy Creek Road, directly outside the neighborhood entrance — which matters for anyone comparing tax rates, school districts or municipal services across that line.

SR 534 is coming, and it is an expressway. Earlier descriptions of this area referred vaguely to "a new road extension." That project is tied to the Narcoossee Road corridor and now has a name: State Road 534, formerly the Osceola Parkway Extension. The Central Florida Expressway Authority describes it as a 14-mile tolled expressway with two lanes in each direction and seven interchanges, running from SR 417 near Boggy Creek Road to Nova Road in Osceola County. Phase 1 — SR 417 to Narcoossee Road, the stretch nearest Summerdale Park — is currently in design, with construction anticipated to start in 2027 and Phase 1 completion anticipated in 2032. Publix-anchored Lake Nona Plaza shopping center on Narcoossee Road in Lake NonaShopping is a drive rather than a walk. Summerdale Park has no retail within the neighborhood and no sidewalk connection to a commercial district. The nearest options are the Publix-anchored Lake Nona Plaza, Eagle Creek Center with restaurants and daily services, and Lake Nona Greenwood, which runs from sushi to a car wash.

Summerdale Park is assigned to Luminary Elementary School, Luminary Middle School and Lake Nona High School. Both Luminary campuses are among the newest in the area, which is one of the stronger arguments for this pocket of Lake Nona. School assignments are set by Orange County Public Schools and can change, so confirm the current zoning for a specific address with OCPS directly rather than relying on any listing or neighborhood page. What Does It Cost to Own in Summerdale Park?

Summerdale Park carries both an HOA and a CDD, so budget for two separate line items on top of the mortgage, taxes and insurance.

HOA and CDD both apply here. The HOA is billed by the association; the CDD assessment appears on the annual Orange County property tax bill and repays the bonds that funded the neighborhood's infrastructure. They are separate obligations and they are set independently.

If you have not budgeted for a CDD before, start with how Lake Nona CDD fees work — it explains the difference between the operations and maintenance portion and the bond debt portion, which is the part most buyers miss.

A CDD is not automatic in Lake Nona. Roughly half the neighborhoods in the area have one and half do not, so a buyer who wants to avoid the assessment entirely has real options — Belle Vie and Cove at Nona Sound among them. What you trade away is usually amenity scale and newer infrastructure.

Who is Summerdale Park a Good Fit For?

Summerdale Park suits buyers who want a newer single-family home and modern schools more than they want a resort amenity package, and who are comfortable with a CDD and with an expressway corridor planned nearby.

Summerdale Park is a good fit if:

  • You want a home built in the last few years with no renovation backlog, on a conventional 50-foot or 60-foot home site rather than a zero-lot-line or alley product.
  • You need real square footage — the top of this range runs well past 5,000 square feet under air, which is unusual for a neighborhood at this scale.
  • Newer school campuses matter to you. Both Luminary Elementary and Luminary Middle are among the newest OCPS schools serving Lake Nona.
  • You prefer a small neighborhood. About 208 homes means less traffic on the internal streets and less pressure on the one pool than a 1,000-home community would bring.
  • You want to be positioned for future east-west access. When SR 534 opens, this corner of Lake Nona gains a direct connection that does not exist today.

Look elsewhere if:

  • You want a clubhouse, gym or a real amenity program. Summerdale Park has a pool, a pavilion, a dock and a field, and that is the whole list. Laureate Park and Randal Park both offer substantially more.
  • You want to walk to shops, restaurants or coffee. There is no retail in the neighborhood and no sidewalk route to a commercial district — every errand is a drive. Laureate Park is the Lake Nona neighborhood built for walking to its own village center.
  • You want a gated entrance. Summerdale Park is not gated and cannot become gated. Eagle Creek is the established gated option nearby, and the Lake Nona gated neighborhood listings cover the rest.
  • A CDD assessment is a dealbreaker. Summerdale Park has one and it will be on the tax bill for years. Belle Vie, Cove at Nona Sound and Estates at Nona Sound carry an HOA but no CDD.
  • A planned expressway nearby is a dealbreaker. SR 534 Phase 1 is in design now with construction anticipated from 2027. If you want distance from that corridor, look further north in Lake Nona — Northlake Park and Village Walk sit well away from it — and confirm against the current phase maps at sr534.com, because the alignment and schedule can both move.
