What Amenities Do Nona Terrace Residents Get?

Nona Terrace has one central amenity area holding the cabana and pool, a tennis court, a half basketball court, a playground, outdoor fitness equipment and a dog park.

The cabana includes restrooms alongside the pool, and the fitness trail runs through the same area with outdoor exercise equipment along it. The dog park matters more here than it would elsewhere, because these are zero lot line townhomes without private yards of any size.

What Nona Terrace does not have is a clubhouse or an indoor fitness center, and there is no lake access. If an air-conditioned gym and a rentable event space are on your list, the amenity campus at Meridian Parks is the closer match. Where is Nona Terrace and What's Nearby?

Nona Terrace is off Moss Park Road, between State Road 417 and Narcoossee Road, with East Park directly north across Moss Park Road and the Cornerstone at Lake Hart plaza just west.

That position puts two roads within reach, which is the practical argument for this stretch of Moss Park Road. From here residents reach the rest of Lake Nona including the Lake Nona Town Center, and also Disney World, Downtown Orlando and the greater Orlando area.

That is the everyday grocery run, and it is the closest one.

What Are the Townhomes Like?

All 280 homes are two-story townhomes on zero lot lines, in two size tiers: Manors from about 1,560 to 1,628 square feet, and Estates from about 1,615 to 2,000 square feet.

The base package at the time included Ecosmart energy-saving design and equipment, kitchen and bathroom upgrades, and upgraded flooring, which was ahead of the standard for the price point in those years.

The two tiers are a size distinction rather than a separate product. Manors and Estates overlap in the middle of the range, so a large Manors plan and a small Estates plan are close in floor area. Units are 2 or 3 bedrooms with 2.5 bathrooms, and garages are either 1 or 2 car, front-load on some plans and rear-load on others. If a two-car garage is a firm requirement, concentrate the search on the Estates plans.

Townhomes along the west and south edges of the community back to conservation land or a pond. Those areas are dedicated as permanent common area under the recorded declaration and cannot be built on, so that outlook is protected rather than merely current. What Does It Cost to Own Here?

There is no CDD in Nona Terrace, so the only recurring community cost is the HOA, which covers a wider set of items than most Lake Nona associations because the buildings are attached.

What the association maintains. Under the recorded declaration, Savannah Landings Association, Inc. maintains the common areas, the private streets, sidewalks, street lighting and gates, and the landscaping and irrigation on the lots. It also cleans and maintains the roofs and exterior walls of the buildings and periodically paints exterior walls and the exterior surfaces of doors, including garage doors.

What owners keep. Repair and replacement of windows, doors, garage doors and their framing stay with the owner, as does repair after fire or storm damage, even to parts of the building the association normally maintains. That is a standard attached-home arrangement and it is the reason owner insurance matters more here than on a detached house.

No CDD. Nona Terrace carries no Community Development District assessment on the tax bill. Most Lake Nona neighborhoods carry no CDD either, though several of the largest and most amenity-rich ones do — the Lake Nona CDD fees guide explains how they work and where they apply.

Dues. HOA dues vary and change over time, so figures published anywhere online go stale quickly. Contact David Myers or call/text 407.801.3286 for the current amount and what it includes on a specific home.

The recorded rules worth knowing before you write an offer: leases run a minimum of seven months with one lease per unit at a time, and short-term rentals are prohibited; up to two cats and two dogs are permitted per unit; and overnight parking is limited to designated spaces, driveways and garages, with no boats, RVs, campers or trailers. Because these are private streets in a gated community under the Orange County gated community ordinance, the county does not maintain the roads — the association funds their upkeep and replacement through reserves, which is part of what the dues carry.

Who is Nona Terrace a Good Fit For?

Nona Terrace fits buyers who want a gated, low-maintenance townhome in the Lake Nona area with no CDD on the tax bill, and who value a short list of amenities kept close by over a large amenity campus.

It works well for a first purchase, for a downsizing buyer who no longer wants a roof and exterior paint on their own list, and for a long-term landlord who can work within a seven-month minimum lease. The conservation and pond edges on the west and south sides give some units an outlook that is protected in the recorded documents. And with the Publix plaza immediately west, the routine errand is genuinely short.

Look elsewhere if:

  • You want a single-family home. Nona Terrace is townhomes only, with no detached product at any price. East Park, directly north across Moss Park Road, is the nearest neighborhood with single-family homes.
  • You want newer construction. Nothing here was built after 2013, so every purchase is a resale of a home that is now more than a decade old. Storey Park is the newer alternative to compare against.
  • You want a clubhouse and an indoor gym. The amenity area is entirely outdoors, with no air-conditioned fitness room and no rentable event space. Meridian Parks is built around a larger indoor amenity set.
  • You need a two-car garage. Some plans have only a one-car garage, and with overnight parking restricted to designated spaces, driveways and garages, a household with three vehicles will feel that. Restrict the search to the Estates plans, or to a neighborhood where two-car garages are standard, such as East Park.
  • You want to walk to the Town Center. Nona Terrace sits east of the Lake Nona core, so the Town Center is a drive rather than a stroll. Laureate Park is the neighborhood built around walking to it.
