What Amenities Do Residents Get?

Very little by design — a shaded community park area with lounging chairs and an open field, and nothing else.

There is no community pool, no clubhouse, no fitness center, no playground, no dog park and no tennis or pickleball court. A shopping plaza sits adjacent to the neighborhood, anchored by Gator's Dockside. It is a commercial neighbor rather than a community amenity, and residents reach it from Narcoossee Road like everyone else — there is no resident gate into it.

Kirby Smith Road itself is the older, rural side of this area. Immediately around the neighborhood you will find multi-acre homesites in the Lake Whippoorwill-Hart Rural Settlement, which gives this stretch a much lower-density feel than the newer Lake Nona neighborhoods west of Narcoossee Road. Shores at Lake Whippoorwill is on public water and sewer.

The Estates Collection covered the smaller end, and the Signature Collection covered the larger homes, reaching just under 7,000 square feet. Recorded MLS sales here run roughly 3,800 to 7,000 square feet, though only a portion of the 14 homes have ever traded on the open market, so that range is indicative rather than a complete picture.

The Four Lakefront Homes

Four of the 14 homesites back directly to Lake Whippoorwill, and those homes drew from the larger Signature Collection plans. The remaining ten are interior homesites with no lake frontage and no deeded lake access. That distinction matters more here than in most neighborhoods, because a buyer who wants water is not waiting on a neighborhood to turn over — they are waiting on four specific houses.

What Does It Cost to Own Here?

There is an HOA but no CDD, so the annual Orange County tax bill carries no district assessment on top of the ad valorem taxes.

Set against that, the homes themselves are large. A 4,000 to 7,000 square foot house carries insurance, cooling and maintenance costs that scale with size regardless of what the assessment picture looks like, so the absence of a CDD is a real advantage but not a small-budget one.

  • You value a genuinely quiet street with almost no through traffic over shared amenities.
  • You like Toll Brothers construction and want the same plan library available at Laurel Pointe Lake Nona without the density.

Look elsewhere if…

  • You want lake access and you are not buying one of the four lakefront homes. The other ten homesites have no water frontage and no deeded access. North Shore at Lake Hart and Water's Edge both offer lake access to residents generally rather than to four addresses.
  • You want a community pool, clubhouse or fitness center. There are none here. Eagle Creek and Laureate Park are built around exactly that.
  • You want a gated entry. Shores at Lake Whippoorwill is not gated. Laurel Pointe Lake Nona offers similar Toll Brothers homes behind a gate.
  • You need to buy within a defined window. Fourteen homes generate very little turnover, and a buyer who must move by a date will run out of runway. Eagle Creek and Isles of Lake Nona carry far more inventory at estate-home sizes.
  • You want acreage with horses or no HOA at all. The Lake Whippoorwill-Hart Rural Settlement next door has multi-acre lots and neither an HOA nor a CDD, on the same public water and sewer.

Homes here are assigned to Village Park Elementary, Lake Nona Middle and Lake Nona High.

Orange County Public Schools sets these assignments and changes them as new schools open and boundaries are redrawn, which happens regularly in this part of Orlando.
