Where is The Cove at Nona Sound & What's Nearby?

The Cove at Nona Sound is off Clapp Simms Duda Road, just east of Narcoossee Road at the southeastern corner of the Lake Nona area — a dead-end road, so the only traffic is people who live there.

Boggy Creek Road intersects Narcoossee Road just south of this area, and the extension of the Osceola Parkway will eventually connect just north to Narcoossee. That will add another way around the Lake Nona area and connect residents to the 417 Expressway — see Lake Nona roads and transportation for where those projects stand. If you travel a lot, the Orlando International Airport and the Brightline station are only 5 miles away.

The Cove's neighbors include the Eagle Creek neighborhood directly to the north and The Estates at Nona Sound directly to the east. To the west is vacant land, and the Lake Ajay Village neighborhood in the Narcoossee section of St Cloud in Osceola County is directly to the south.

What Does It Cost to Own Here?

There is an HOA but no CDD, so the annual tax bill carries no district assessment on top of the property taxes.

The HOA fee is doing real work at The Cove: it covers roof replacement, exterior painting, landscaping and irrigation on the common areas and the lots, plus 1 gig of high-speed internet. That bundles several costs a single-family owner pays separately — a roof fund in particular — into one monthly figure.

Who is The Cove at Nona Sound a Good Fit For?

It suits a buyer who wants a newer gated Lake Nona home with no CDD and no exterior upkeep, and who values a quiet dead-end location over a big amenity campus.

It is a good fit if you:

  • Want new construction in Lake Nona without a CDD assessment on the tax bill
  • Would rather the association handle the roof, the paint and the yard than do it yourself
  • Are buying at the townhome price point and want a gate, a pool and a 2 car garage inside it
  • Like that Clapp Simms Duda Road dead-ends — the only traffic through here is residents
  • Travel often, given the airport and Brightline station about 5 miles away

Look elsewhere if you:

  • Need a single-story home. All three plans are two story with bedrooms upstairs, and there is no first-floor primary option. If single-level living is the requirement and you are 55 or older, Gatherings at Lake Nona is the 55+ condo alternative — age restriction applies, so it only works if you qualify.
  • Will not accept shared walls. These are attached townhomes on zero lot lines. Next door, The Estates at Nona Sound is the detached single-family option in the same pocket of Lake Nona.
  • Want a clubhouse, fitness center and events calendar. The Cove has a pool, a cabana and a playground and that is the list. Eagle Creek next door, Laureate Park and Storey Park all carry far larger amenity packages.
  • Want to walk the kids to school. No school is within walking distance of the neighborhood.
