What makes the location unusual is not what is nearby. It is what is adjacent. Orlando International Airport is not a drive away; it borders the community. That single fact shapes who moves here more than any amenity does.

Lake Nona vs. the Lake Nona Area
This is the single most common point of confusion for buyers, and it costs real money when someone assumes a listing is somewhere it is not.
The Tavistock Group and its affiliated company, Lake Nona Property Holdings, own the rights and trademarks associated with the name "Lake Nona." They have exclusive use of it. They dreamed it, they built it, and they are entitled to protect it.
So the official Lake Nona is their master plan — and everything else is the Lake Nona area.

Why it matters practically. City limits determine which government you deal with, and the two sides can differ on utilities, permitting, code enforcement and some services. If you are comparing two homes a mile apart, they may not be in the same jurisdiction.
Why it matters less than you would think. Everything you actually experience day to day is shared. The same Orange County Public Schools. The same Publix. The same Narcoossee Road traffic. For most residents the boundary is more imaginary than official, which is exactly why this site covers both sides.
One documented exception worth knowing: a small amount of Tavistock commercial land and one neighborhood, Somerset Park, sit in ZIP 32824, which is otherwise part of neighboring Meadow Woods. If a search filter is set strictly to 32827 and 32832, it will miss them.

The airport number is the one that changes lives. Under 10 minutes to a major international airport is close to unique among Orlando residential communities. If you fly weekly for work, or your household includes airline crew, nothing else in the metro competes and it is worth weighting heavily.
Employment Centers & Commuting
The unusual thing about working in Lake Nona is that a lot of people do not commute at all. Medical City is inside the community, not a drive from it, and the same is true of the USTA campus, the Town Center offices and the corporate campuses along the boulevard.

The honest version of the commute. Off-peak, everything above holds. At rush hour, Narcoossee Road and the 417 both back up, and public transit out of the area is thin — plan on driving.

Getting around, practically
- You will need a car. The autonomous shuttles are genuinely useful inside the community and no use at all for getting out of it.
- Both main routes are tolled. A SunPass or E-Pass transponder is effectively mandatory for daily commuters.
- Narcoossee is the pinch point. It carries almost all local traffic and it is still being widened. Expect construction.
- The airport cuts both ways. Superb for travel; it also means aircraft overhead in parts of the area.

North — the Beachline
SR 528 runs east to the Space Coast and west to International Drive. Past it: the airport's northern operations and the Orlando Tradeport industrial corridor.
East — Sunbridge
Past the lake lies Sunbridge, a large master-planned development still mostly undeveloped, straddling the Orange and Osceola county line. Nearby: Split Oak Forest, protected conservation land.
South — the county line
Osceola County begins along County Road 530. Past it: St. Cloud, and generally lower price points for buyers willing to trade the Orange County school district.
West — the airport & Meadow Woods
Orlando International and Boggy Creek Road form the western edge. Past it: The Meadow Woods community and the 417 corridor toward the Florida Mall.
