The original builders were David Weekley Homes and M/I Homes. Mattamy Homes completed construction of the neighborhood in 2019 and went on to build the Randal Walk townhome neighborhood near the entrance to Randal Park. Because building finished in 2019, everything that comes to market here is a resale.

What Does It Cost to Own in Randal Park?

Randal Park owners pay HOA dues and a CDD assessment, so the carrying cost sits above an otherwise comparable Lake Nona neighborhood with no district in place.

Randal Park is governed by the Randal Park Residential Property Owner's Association and is served by the Randal Park Community Development District. The CDD assessment is collected on the annual Orange County property tax bill and is separate from HOA dues. It typically has two parts — a debt-service portion that pays off the bonds used to build the roads, drainage and amenities, and an operations-and-maintenance portion that keeps them running.

Who is Randal Park a Good Fit For?

Randal Park fits buyers who want an established, amenity-rich neighborhood with conservation views and a school at the front gate — and fits poorly for anyone who needs new construction, a gate, or a tight tax budget.

A good fit if you want…

  • A finished neighborhood, not a construction site. Building wrapped in 2019, so the landscaping is mature and there is no ongoing builder traffic.
  • A full amenity package. Clubhouse, fitness center, resort-style pool, splash pad, dog park, playgrounds and eight parks are all in place.
  • Conservation or water views. Over 300 acres of preserved wilderness means a meaningful share of homes back to green space rather than another house.
  • An elementary school you can walk to. Sun Blaze Elementary is at the front of the neighborhood.
  • Expressway access. The 417 runs along the east side and the 528 along the north.

Look elsewhere if…

  • You want to build new. Randal Park is built out and sells only as resale — start with Lake Nona new construction homes instead.
  • You want a gated entry. Randal Park is not gated; see Lake Nona gated neighborhood homes.
  • You want golf at the door. There is no course here — look at Lake Nona golf course homes or the Lake Nona golf courses hub.
  • Your budget has no room for a CDD assessment. Randal Park carries one on top of HOA dues. Northlake Park, also in the north end of Lake Nona, has an HOA but no CDD, as does Nona Terrace.
  • You want to be next to Lake Nona Town Center and Medical City. Randal Park sits at the north end of the area, closer to the 528 than to the town center — Laureate Park is the neighborhood built around it.
  • You want a staffed pool. The amenity facilities are unattended and there is no lifeguard on duty.
