Where is The Estates at Nona Sound and What's Nearby?

It sits off Clapp Simms Duda Road, east of Narcoossee Road, on the southeastern edge of the Lake Nona area in ZIP code 32832.

Getting around. Narcoossee Road is the neighborhood's main artery. Head north and it runs into the core of the Lake Nona area and on to the 417. A long planned Osceola Parkway Extension is intended to reach Narcoossee Road near a realigned Clapp Simms Duda Road, which would add an east–west route close to the neighborhood, but the project has been delayed repeatedly and no opening date should be counted on. For plane and train travelers, Orlando International Airport and the Brightline station are about 5 miles away.

The neighbors. Eagle Creek is on the north side and The Cove at Nona Sound on the west. On the east is a canal running between Lake Hart and Lake Ajay, with vacant land beyond. South is the Lake Ajay Village neighborhood in the Narcoossee section of St Cloud, in Osceola County.

It's a strong fit if…

  • You want a new home and a large yard. Fifty and sixty foot homesites are wide by current Lake Nona standards, and this is one of the few places in the area still building on them.
  • You want to keep carrying costs simple. No CDD assessment, and an HOA fee that already absorbs internet, TV and your own lot's landscaping.
  • You want quiet and a small neighborhood. 122 homes behind a gate on a dead end road is a different daily experience from a 1,000 home master plan.
  • You are near the airport constantly. Five miles to Orlando International and the Brightline platform is hard to beat.
  • You need a multigenerational layout. The Concord and Serena AllGen plans are purpose built for it, each with a separate suite, full bath and kitchenette.

Look elsewhere if…

  • You want a community pool, clubhouse or gym. There is a cabana and nothing behind it. Eagle Creek next door and Laureate Park both deliver a full amenity program — both carry a CDD, which is the other half of that trade.
  • You want to walk to dinner. Everything here is a drive. Laureate Park is the Lake Nona neighborhood built around walking to the Town Center.
  • You need a 3 car garage. Exactly one plan of 13 has one — the Serena, which is two story and near the top of the size range. If that plan doesn't suit you, the option isn't there. For garage configuration you set yourself, the custom and semi-custom neighborhoods — Live Oak Estates and Isle of Pines — are where that decision is still yours.
  • You want a resale market to shop in. With 122 homes and a start date in the 2020s, very little comes up for resale. Isles of Lake Nona and VillageWalk are the built out Pulte neighborhoods with real resale inventory.
  • You want a townhome or a lower entry price. The Cove at Nona Sound is the same builder, immediately next door, at a smaller footprint.
