The La Vina area of Lake Nona is made up of four separate villages — Capri, Solvino, Maribella (also marketed as Mirabella) and Ziani — that sit together off Dowden Road between Narcoossee Road and the SR-417 GreeneWay. All four were built by the same builder, all four are single-family, and all four share the same tax and HOA structure, though each village went up on its own timeline. What separates them is access and setting: Capri is one of the two non-gated villages, and like most of the area outside Ziani, its homes back to conservation rather than water. What Are the Homes Like?

La Vina Capri is a small village of roughly 65 to 70 single-family homes built by M/I Homes in 2004 and 2005, running about 1,300 to 3,400 square feet with three to five bedrooms, two to three bathrooms and two-car garages.

Elevations are one- and two-story, on lots of roughly one-tenth to one-fifth of an acre. Because Capri has been finished for two decades, everything here comes to market as a resale, and the trees and landscaping have had twenty years to fill in — something a new-construction neighborhood cannot offer at any price. The flip side is that kitchens, roofs, HVAC systems and water heaters are all at an age where their condition varies enormously from one house to the next, so an inspection matters more here than it does on a two-year-old home. What Amenities Do Residents Get?

Very little in the way of community facilities: La Vina Capri has no pool, no clubhouse and no fitness center, and its appeal rests on location and setting instead.

What residents do get is neighborhood common areas maintained by the HOA, conservation buffers behind many homes, and walking access to the La Vina Marketplace, with restaurants, everyday services and medical offices. A Publix-anchored plaza is a short drive down Narcoossee Road, and the wider Lake Nona parks and Town Center are close by. What Schools Serve La Vina Capri?

OCPS currently zones La Vina Capri for Northlake Park Community School, Odyssey Middle School and Innovation High School — and OCPS, not this page and not a listing, is the only authority on what a specific address is assigned to.

Worth knowing before you tour: the three campuses are not equally close. Innovation High School is on Dowden Road, effectively around the corner, and Northlake Park Community School is a short drive up Narcoossee Road. Odyssey Middle School, however, sits on Lee Vista Boulevard outside Lake Nona, so the middle-school years mean a longer run than the elementary and high school ones. Zoning is not permanent either — OCPS has been actively rezoning this corridor as new campuses open, so confirm the current assignment for a specific address with OCPS before relying on it. Who is La Vina Capri a Good Fit For?

Capri suits buyers who want an established, mid-2000s single-family home on a modest lot with shops within walking distance, and it suits them at the cost of community amenities, a gate and lot size.

It is a good fit if you want mature landscaping and a settled street rather than a construction zone; want a conservation buffer behind the house; are content with a two-car garage and a lot under a quarter acre; value being able to walk to the La Vina Marketplace; or commute via SR-417 and Narcoossee Road, or fly often out of MCO.

Look elsewhere if you:

  • Want a community pool, clubhouse or fitness center — Capri has none. Laureate Park, Storey Park and Eagle Creek are the amenity-led alternatives.
  • Want a gated entry — you can stay in the same corridor and buy in La Vina Ziani or La Vina Maribella, or browse gated Lake Nona neighborhoods.
  • Want water behind the house rather than trees — most Capri homes back to conservation, while the majority in La Vina Ziani back to water.
  • Want a larger lot — one-tenth to one-fifth of an acre is a small footprint by Lake Nona standards. Live Oak Estates and Bellanona Grande Estates are the larger-lot options.
  • Want a builder warranty and current systems — every home here is a twenty-year-old resale. Randal Park is the nearest newer neighborhood, and there is a wider list of Lake Nona new construction.
  • Want to avoid a CDD line on the tax bill — all of La Vina carries one. Northlake Park, Live Oak Estates and Oaks at Moss Park are nearby neighborhoods without a CDD.
