La Vina is four separate neighborhoods, not one. Ziani, Solvino, Mirabella at La Vina, and Capri all sit off Dowden Road, all were built by M/I Homes between 2004 and 2005, and all four are inside the Narcoossee Community Development District. Ziani and Mirabella are gated and have neighborhood parks; Solvino and Capri were built as the more affordable options and have no in-neighborhood amenities. None of the four has a community pool or clubhouse.
The La Vina area of Lake Nona actually consists of 4 separate neighborhoods: Ziani, Solvino, Mirabella at La Vina, and Capri. These four distinct neighborhoods were all built by M/I Homes off Dowden Road in the Lake Nona area. Mirabella is listed on this site as La Vina Maribella; both names refer to the same neighborhood.
The majority of the homes in Ziani back to water, while many homes in the other neighborhoods back to conservation areas. This area is an ideal location for residents who commute out of the Lake Nona area, with quick access to both the 528 and 417 expressways.
The four villages share a builder, a build era, a district, and a location. What separates them is the gate, the size of the homes and lots, and what the back yard looks at.

All four are HOA neighborhoods and all four are within the Narcoossee Community Development District. Home sizes are approximate ranges from MLS records; confirm specifics for any individual home.
Both Mirabella and Ziani are gated and feature small, neighborhood parks. Solvino and Capri were built as more affordable options and offer no in-neighborhood amenities. No La Vina neighborhood has a community pool, clubhouse, or fitness center — some individual homes have their own private pools. Yes. All four La Vina neighborhoods are part of the Narcoossee Community Development District, along with a few neighboring communities. The CDD assessment appears on the annual Orange County property tax bill as a non-ad valorem line, separate from the ad valorem property taxes, and it is charged in addition to HOA dues rather than instead of them.
The assessment has two parts: a debt service portion that repays the bonds funding the original infrastructure, and an operations and maintenance portion covering ongoing upkeep — landscape maintenance, irrigation, lake maintenance, streetlighting, and wall repairs. Because the two are budgeted separately and the schedules differ by neighborhood, the total is not uniform across La Vina. Confirm the current figure for a specific address before budgeting. All four neighborhoods that make up the La Vina area are located off Dowden Road, just east of Narcoossee Road. The 528 Beachline Expressway is about 2 miles north of the neighborhoods, and the 417 Greenway is about 2 miles east.
For nearby shopping and dining, you'll find the LaVina Marketplace right around the corner. Your closest Publix grocery is at the Shoppes at Storey Park, just east of the neighborhoods.
Schools serving the area: current Orange County Public Schools zoning for all four La Vina neighborhoods is Northlake Park Community School for elementary, Odyssey Middle School, and Innovation High School. Odyssey Middle sits outside the Lake Nona community, so the middle-school run is longer than the elementary and high-school runs. The private Mater Academy and Nona Park Montessori School are both about a mile from the La Vina area. OCPS sets attendance boundaries and has rezoned this corridor as it has grown, so confirm the current assignment for a specific address with OCPS before relying on it. You are well covered medically, with multiple medical offices in the area plus an Orlando Health Emergency Room just down Dowden, and an AdventHealth Centra Care and Nemours Children's Health Urgent Care less than a mile away.
All four neighborhoods that make up La Vina were built by M/I Homes between 2004 and 2005. Each of the four offers different elevation styles, sizes, and amenities — you'll find some homes with tile roofs and others with shingle. Tile is most common in Ziani.
Homes range in size from 3 to 6 bedrooms across the four neighborhoods, with Ziani at the larger end and Solvino and Capri at the more affordable end. Some neighborhoods offer more lake views while others offer conservation views, so there is a La Vina neighborhood for most types of home buyer.
All four are built out, so homes come to market as resales rather than new construction. On twenty-year-old homes that have not been updated, roofs, HVAC, and water heaters from the original build are at or past their service life — worth budgeting for.
