Entrance signage and landscaping at East Park in the Lake Nona area of OrlandoEast Park is one of the older neighborhoods in the Lake Nona area, and its position is the reason people look here. Four main roads border the neighborhood on each side, and four entry and exit points spread traffic across them. The homes are older than most of Lake Nona and pricing generally reflects that, which is what puts single-family homes, townhomes and condominiums here within reach of buyers who want the address without a new-construction price.

What Amenities Do East Park Residents Get?

East Park's amenities are outdoor and sport-focused: trails, courts and lakefront, with no pool, clubhouse or fitness center anywhere in the neighborhood.

What is not here matters as much. There is no community pool, no clubhouse and no fitness center — amenities that several newer Lake Nona neighborhoods lead with. Where is East Park and What's Nearby?

East Park sits in the central-northern part of Lake Nona, bounded by Dowden Road, Moss Park Road, the 417 Greenway and Narcoossee Road, with four entry and exit points.

The neighbors are good company. Lake Nona Golf & Country Club and Nona Crest are to the west, Randal Park is to the north and Nona Terrace is directly to the south. The 417 expressway runs along the eastern edge, with Moss Park Preserve just beyond it.

Bomberos Field Park, the USTA National Campus and Moss Park are all nearby. Have an emergency? An Orlando Health ER and a City of Orlando fire station are both right outside the neighborhood.

What Are the Homes Like?

East Park is four distinct products in one neighborhood: about 800 single-family homes from the 2000s, 186 condominiums, and 93 townhomes across two sections, all built out and available only as resales.

Pulte, Centex and Beazer Homes built them through the 2000s — Centex merged into Pulte in 2009 — on lots that average approximately 0.15 acre. Plans run one and two stories, 3 to 5 bedrooms and roughly 1,500 to over 4,000 square feet, with front-load garages. Many back to lake or conservation views.

The Villas at East Park Condominiums

D.R. Horton built the Villas at East Park at the southeastern end of Lake District Lane between 2006 and 2014 — 186 condominiums, and the second-largest section of the neighborhood after the original single-family homes. Plans run 2 to 3 bedrooms, 2 to 3 bathrooms and 1,300 to 1,771 square feet, each with a one or two car garage. Most units are single level. The upper-floor units have their own entry at ground level with a staircase immediately inside, which is worth knowing before you tour if stairs are a constraint.

Ravinia at East Park Townhomes

They are three stories, three bedrooms, in four model styles from 2,245 to 2,283 square feet, with rear-entry garages and front patios. The layout stacks vertically: game room on the first floor, dining and living on the second, bedrooms on the third.

The Overlook at East Park Townhomes

D.R. Horton closed out the neighborhood with the Overlook at East Park in 2016 and 2017, in a separate part of East Park from Ravinia. It is small: four townhome buildings and 23 units total, six units in three of the buildings and five in the fourth. Plans run 3 to 4 bedrooms and approximately 2,248 to 2,356 square feet, and every unit has a two-car garage. Most of the buildings back directly to East Lake with a walking path to one of the lakeside community parks.

What Does It Cost to Own in East Park?

One HOA covers the whole neighborhood at a rate that varies by property style, and CDD status depends entirely on which section you buy in.

HOA. East Park is served by a single homeowners association covering all four sections, though the dues rate varies by property style and changes over time. We do not publish a figure here because a stale number costs you money at the offer stage — ask for the current dues on the specific home you are considering.

CDD. This is the part buyers get wrong at East Park. The original single-family homes carry no Community Development District assessment. The three D.R. Horton sections — the Villas at East Park, Ravinia at East Park and the Overlook at East Park — do. A CDD assessment is added to the annual property tax bill and is separate from HOA dues. Who is East Park a Good Fit For?

East Park suits buyers who want an established Lake Nona address, mature landscaping and a choice of housing types in separate sections — and who do not need a pool, a clubhouse or a house built this decade.

East Park works well if…

  • You want the Lake Nona location without a new-construction price. The housing stock is older than most of the area and that generally shows in what homes trade for.
  • Your household is outdoors and sport-oriented. Two tennis courts, four pickleball courts, sand volleyball, two trail systems, a dog park and a lakefront dock is a deep list, and it is the whole point of the neighborhood.
  • You want a choice of housing type without living among all of them. Single-family homes, townhomes and condominiums each sit in their own section here rather than being mixed together street by street.
  • You want to avoid a CDD assessment entirely — buy in the original single-family section, which carries none.
  • You want mature trees and finished landscaping rather than sod and saplings.

Look elsewhere if…

  • You want a resort pool, clubhouse or fitness center. East Park has none of the three. Randal Park is the closest neighborhood that has them, and Eagle Creek and Storey Park lead with them too.
  • You want new construction. East Park has been fully built out since 2017 and only resales come available. Start with the Lake Nona home builders guide for neighborhoods still selling new.
  • You want systems you will not have to think about for a decade. Most of the single-family homes are twenty years old or more. Many have already been updated, but if a home still has its original roof, HVAC or water heater, have your inspector evaluate their remaining life and factor that into your offer.
  • You are buying a townhome or condo and assumed no CDD. All three D.R. Horton sections carry one. Nona Terrace and Moss Park Preserve are nearby neighborhoods with no CDD at all.
  • Stairs are a hard constraint. Ravinia is three stories with the bedrooms on top, and the upper Villas units put a staircase immediately inside the front door. The single-family section's one-story plans are the option here.
