NorthLake Park was the first neighborhood Tavistock developed after the country club as part of its new Lake Nona concept. The idea was a new version of a traditional neighborhood built around green space, community parks and shared amenities rather than around a gate.

What amenities do residents get?

NorthLake Park residents get a school and a YMCA in the same building at the center of the neighborhood, a City of Orlando park with a sports field and courts, a pool with six lap lanes, a splash zone and playground, trails throughout, and a pier and covered dock on Lake Nona.

The dual purpose building is the point. NorthLake Park Community School and the Lake Nona YMCA share one roof in the heart of the neighborhood, which is unusual enough that it shapes daily life here more than any single amenity would. Children can stay on campus after the bell for YMCA sports, swim and arts programming instead of being driven somewhere else.

Behind the building is a City of Orlando park and sports field where much of the neighborhood's event calendar happens: a movie on the green, a morning run with the local club, tennis, a card night, a holiday event. Basketball and tennis courts, the six-lane pool, the children's splash zone and the playground all sit in the same complex.

The pier and covered dock sit on Lake Nona itself, and they are open to owners in both NorthLake Park and Water's Edge. Fishing from the dock is permitted; swimming is not. Only small non-motorized craft — canoes, kayaks, rowed boats, small sailing craft — may be launched, and launching requires a license. What does the Lake Nona YMCA include?

The Lake Nona YMCA Family Center is a full facility inside the school building, and a base family membership is carried in the NorthLake Park HOA assessment rather than bought separately.

The Lake Nona YMCA Family Center offers health and wellness programming for all ages, with an outdoor pool, aerobics room, spinning studio and gymnasium. Complimentary child care is provided while members work out, and group exercise classes and workout clubs are included with the membership.

The membership is not optional. The recorded covenants grant every NorthLake Park lot a base family membership and bill it as part of the annual regular assessment whether the owner uses the facility or not. The base membership covers the owner, a spouse, and children under 21 who are still in school; higher access tiers are paid directly to the YMCA. For a household that will use a gym and a pool, that is real value folded into a fee you are already paying. For a household that will not, it is a cost with no return. Confirm the current arrangement with the association before you rely on it either way.

Where is NorthLake Park and what's nearby?

NorthLake Park is off Narcoossee Road in Lake Nona, just north of the Lake Nona Golf and Country Club and east of Orlando International Airport, with a second way in via Dowden Road.

The Lake Nona Village shopping plaza sits at the front entrance to the neighborhood. What are the homes like?

Homes run roughly 1,174 to 4,752 square feet across townhomes, apartments and neo-traditional single family homes, in one and two stories with two to six bedrooms, one to three car garages, and lots from zero lot line up to about a third of an acre.

The range here is wider than in most Lake Nona neighborhoods, which is a consequence of NorthLake Park being built in phases by several companies rather than by one builder to one product line. A buyer looking at a townhome and a buyer looking at a four thousand square foot single family home are both shopping the same neighborhood, and both are shopping resales.

Builders recorded in the MLS include Taylor Morrison, Park Square Homes, David Weekley Homes, DiVosta, Morrison Homes, Cambridge Homes, and DeLuca Homes on the custom side. The majority of homes were built between 2000 and 2007. Because the homes are twenty to twenty-five years old, roof age, HVAC age and original windows are worth putting on your inspection list in a way they are not in a neighborhood that finished last year. That is not a knock on build quality; it is a normal consequence of the build window, and it shows up in what these homes cost relative to newer Lake Nona product.

What does it cost to own here?

NorthLake Park has an HOA and no CDD, and the HOA assessment includes a base Lake Nona YMCA family membership.

What do the HOA rules restrict?

The two restrictions most likely to change someone's mind are the seven-month minimum lease term and the ban on parking recreational vehicles, trailers and commercially lettered vehicles outside an enclosed garage.

Leasing is permitted but controlled. The recorded covenants set a minimum lease term of seven months, require written association approval of both the lease and the proposed tenant with at least thirty days' notice, prohibit subleasing without prior board approval, and bar timeshare and vacation-interval arrangements. In practice that rules out short term and vacation rental entirely. If rental income is part of your plan, confirm the current rules with the association before you write an offer.

Vehicles. Recreational vehicles, trailers, campers and vehicles carrying commercial lettering or logos may not be parked in the community outside an enclosed garage. Boats may be kept on a lot if they are screened from view. Recreational vehicles may be parked for up to seventy-two hours a calendar month for loading and unloading.

The ponds inside the neighborhood are aesthetic. Active use of the community's ponds and lakes is not permitted, other than fishing from the bank of a designated body of water. This is separate from the pier and covered dock on Lake Nona itself, which does allow fishing.

The golf club is not included. Owning or living in NorthLake Park confers no automatic right to use the Lake Nona Golf and Country Club. It is privately owned and sets its own membership terms.

Who is NorthLake Park a good fit for?

NorthLake Park suits a family that wants a school and a gym inside the neighborhood and no CDD on the tax bill, and it suits an investor or a gate-first buyer poorly.
