Quick Summary: Laurel Pointe at a Glance

Laurel Pointe is a gated Lake Nona neighborhood of approximately 124 executive-style single-family homes, built and developed solely by Toll Brothers. The neighborhood is fully built out, so homes come to market as resales. Home sites run from roughly a quarter acre to about two thirds of an acre — large for the Lake Nona area — and homes run from approximately 2,976 to 7,093 square feet with 3 to 6 bedrooms.

Amenities inside the gates are limited to an open park area on the neighborhood pond and a separate dog park. The entrance is off Luminary Blvd., across from a newer phase of Laureate Park and diagonally from Luminary Elementary and Luminary Middle School, with Lake Nona Plaza and the Lake Nona Greenwood Shopping Center just east.

What Amenities Do Residents Get?

Laurel Pointe keeps its amenities deliberately small: an open park area on the neighborhood retention pond and a separate dog park, with no community pool, clubhouse or fitness center inside the gates.

The Glass House at the Laureate Park Village Center in Lake NonaThat trade is the point of the neighborhood. With 124 homes and no amenity campus to fund, the HOA is buying grounds, gate and common areas rather than a pool deck and a gym. Buyers who want the amenity package generally find it a short drive away instead: the Laureate Park Village Center is just across Luminary Blvd., and the Lake Nona Town Center carries the area's dining and entertainment.

Where is Laurel Pointe and What's Nearby?

Laurel Pointe sits off Luminary Blvd. near Narcoossee Road, with Laureate Park across the street, Isles of Lake Nona to the southeast and Eagle Creek directly across Narcoossee Road.

The entrance is directly across from a newer phase of Laureate Park. The Isles of Lake Nona neighborhood is just to its southeast.

Luminary Elementary and Luminary Middle School sit diagonally across from the entrance. School assignments are set by Orange County Public Schools and can change, so confirm the current zoning for a specific address before you buy — start with the Lake Nona schools guide.

The Publix anchored Lake Nona Plaza and Lake Nona Greenwood Shopping Center are just east off Luminary Blvd.

What Are the Homes Like?

Toll Brothers built seven floor plans here across two collections, running roughly 2,976 to 7,093 square feet with 3 to 6 bedrooms and three- or four-car garages.

Exterior of the Toll Brothers Varen model at Laurel Pointe in Lake NonaThe two collections explain the spread. The Collage Collection sits on the 70-foot home sites and covers the smaller and mid-size plans. The Mosaic Collection sits on the 90-foot home sites and covers the largest plans, including the Varen, which is the biggest house in the neighborhood. If two Laurel Pointe listings look wildly different in size and lot width, the collection is usually why.

Smart Home Features you will find standard in all homes include front entry lock, garage access and thermostat.

What Does It Cost to Own Here?

Laurel Pointe carries both an HOA and a CDD, so the monthly carrying cost has two separate pieces on top of the mortgage, insurance and county taxes.

HOA. Laurel Pointe is a homeowners association community. Dues change over time, so this page does not publish a figure. Call or text David Myers at 407.801.3286 for the current amount on a specific home, along with what the dues cover and any transfer or capital contribution due at closing.

CDD. Laurel Pointe has a Community Development District. The CDD assessment appears on the annual Orange County property tax bill rather than the HOA statement, and it splits into a debt-service portion that pays off the infrastructure bond and an operations portion that continues after the bond retires. Both the assessment and the bond payoff are address-specific. Start with how CDD fees work in Lake Nona, then call or text David Myers at 407.801.3286 for the figures on a particular address.

The house itself is the bigger variable. These are large homes on large lots, which means more roof, more air conditioning tonnage, more insured square footage and more irrigated yard than most Lake Nona neighborhoods. Budget insurance and utilities off the actual size of the house, not off an area average.

Who is Laurel Pointe a Good Fit For?

Laurel Pointe fits buyers who want size and privacy — a large house, a large lot, a gate and a quiet 124-home neighborhood — and who are content to drive to the amenities.

It is a strong fit if you:

  • Want a gate. Gated addresses are uncommon in the Lake Nona area, and this is one of them.
  • Want yard. Quarter-acre to two-thirds-acre home sites are well above what most Lake Nona neighborhoods offer, where 30- to 50-foot lots are common.
  • Need garage space. Every plan was built with three or four bays.
  • Prefer a small neighborhood. At roughly 124 homes, this is not a neighborhood with a thousand neighbors.
  • Want a house in the 4,000-plus square foot range without going custom.

Look elsewhere if you:

  • Want a community pool, clubhouse or fitness center. There is none here, and no plan to add one in a built-out neighborhood. Laureate Park and Eagle Creek both carry full amenity packages.
  • Want single-story living. The Bordeaux is the only one-story plan of the seven, so single-level inventory here is thin by design. The Enclave section of Village Walk and Eagle Creek both offer more one-story options behind a gate.
  • Want to avoid a CDD. Laurel Pointe has one. Eagle Creek is the closest comparable gated neighborhood without a CDD assessment.
  • Want to build new. Toll Brothers finished here in 2025 and everything on the market is a resale. If a new build is the requirement, start with Lake Nona new construction homes.
  • Want a smaller, lower-maintenance house behind a gate. The smallest plan here starts near 3,000 square feet. Village Walk is gated with a considerably smaller footprint.

Thinking about Laurel Pointe? Because the neighborhood is built out and small, resale supply here is limited and turnover is slow. Call/Text David Myers at 407.801.3286 or contact David Myers to talk through what is available, what the HOA and CDD run on a specific address, and how the two collections compare.

The Collage Collection sits on the 70-foot home sites and covers the smaller and mid-size plans; the Mosaic Collection sits on the 90-foot home sites and covers the largest plans, including the Varen. Luminary Elementary and Luminary Middle School are diagonally across from the Laurel Pointe entrance. School assignments are set by Orange County Public Schools and can change, so verify the current zoning for a specific address.

What shopping and dining are near Laurel Pointe?

The Publix-anchored Lake Nona Plaza and the Lake Nona Greenwood Shopping Center are just east off Luminary Blvd. Lake Nona Town Center, with additional dining and entertainment, is a short drive away.

Who is Laurel Pointe a good fit for?

Laurel Pointe suits buyers who want a large house on a large lot behind a gate, who value a quiet 124-home neighborhood over a full amenity package, and who need three- or four-car garage space. It is a poor fit for buyers who want a community pool and clubhouse, for single-level buyers, for anyone who wants to build new, and for buyers looking to avoid a CDD assessment.
