It is the oldest of the Lake Nona neighborhoods and the only one built around a private championship golf course.

The club is built amidst a trio of Florida lakes offering freshwater fishing and boating. Lot sizes, tree cover and shoreline access here have no real equivalent elsewhere in Lake Nona, and neither does the cost of ownership.

Homes are custom and semi-custom, roughly 2,200 to 17,000 square feet, on lots that run from about a quarter acre to 3 acres — the widest range of any neighborhood in Lake Nona.

What Does It Cost to Own Here?

Three separate line items, not one: HOA dues, club membership dues if you join, and a CDD assessment if your home is in the Cromwell Road section.

HOA. Every home is in a homeowners association. Dues vary by home type and change over time, so a figure published on a web page would be wrong within a year. Call or text David Myers at 407.801.3286 for the current amount on a specific home.

Club membership. Membership is not a condition of buying, but it is the only way to use the golf course, clubhouse, restaurants, pool, fitness center or bath and racquet club. Budget it as a separate, ongoing cost alongside the HOA.

CDD. The original sections of the club have no Community Development District assessment. The newer expansion along the south shore of the lake on Cromwell Road is inside the Myrtle Creek CDD, and homes there carry a CDD line on the annual Orange County property tax bill in addition to HOA dues. Who is Lake Nona Golf & Country Club a Good Fit For?

It fits a buyer who is joining the club, not just buying the address — and who wants lot size, tree cover and shoreline that nowhere else in Lake Nona offers.

It is a strong fit if you:

  • Play golf seriously, or want a private club and its social calendar at the center of daily life
  • Want a half-acre to 3-acre lot, mature trees and real separation from your neighbors
  • Are building custom, or are happy to renovate an established home to your own taste
  • Want lake access for boating and fishing from inside a guard-gated community
  • Can carry club dues on top of HOA dues without it changing the decision

Look elsewhere if:

  • You will not buy a club membership. Without one you own inside the gates and use none of the amenities, which is most of what the location premium buys. For a gated golf course community that does not turn on a private club, look at Eagle Creek.
  • You want a new or nearly new home and no renovation project. A good share of the housing stock here dates to the 1990s and 2000s and will need updating at a price point where buyers often expect turnkey. Bellanona Grande Estates is newer estate housing with no CDD.
  • You want to walk to restaurants, shops and events. Everything outside the gates is a drive. Laureate Park is the Lake Nona neighborhood built for walking to a town center.
  • You need to close on a fixed timeline. Resale inventory here is thin and a custom build takes time. Live Oak Estates offers large-lot custom homes without a club membership requirement and tends to have more predictable availability.
