Find out which franchisee built the house and whether that company is still around, and go in expecting the appraisal to be an event rather than a formality, because there is no comp set to lean on. Handle those and this is a genuinely rare property. Skip them and you will find out the hard way.

What the neighbors know

The water is the reason everyone is there, and residents distinguish sharply between the Whippoorwill lots and the interior lake lots in a way that outsiders do not. The interior lake is long enough to be a genuine feature rather than a retention pond with a name, and the dock and the park get used the way a clubhouse would in a bigger neighborhood.

The other thing residents mention is how few people know it exists. Bellanona is not on the way to anything, and there is no gate because there is no traffic to keep out.
