Nona Preserve homes include three floor plans, all built by Mattamy Homes. Each plan puts the kitchen, dining and family room together on an open main level and all three bedrooms upstairs with the laundry. Garages are either 1-car or 2-car depending on the plan, so check which one a specific home has — it is the single biggest difference between two otherwise similar listings here. Outdoor space is a paver patio rather than a yard.

Mattamy finished the community in 2013, so there is no new construction in Nona Preserve and every purchase is a resale. That also means the homes are now in the age band where roof, HVAC and water-heater condition should be part of the offer math rather than an afterthought.

What Does It Cost to Own Here?

Owning in Nona Preserve means both HOA dues and a CDD assessment, which is a higher fixed monthly cost than a comparable Lake Nona townhome without a CDD.
