The amenity package is sized for a 228-home townhome community rather than a large master-planned neighborhood, so there is no golf, tennis or resident restaurant here — the trade is that the HOA maintains the grounds and building exteriors rather than a long amenity roster. Where is Nona Preserve & What's Nearby?

Nona Preserve sits at Narcoossee Road and Strongbark Lane in the North section of Lake Nona, across the street from Lake Nona Village.

It is directly across the street from the Lake Nona Village shopping plaza and the entrance to the Northlake Park neighborhood.

Dowden Road is just north of the neighborhood and Moss Park Road is just a mile south. This gives residents access to both the 528 Beachline and the 417 Greenway, and from there to Central Florida's Space Coast beaches, Walt Disney World and the attractions area, as well as Downtown Orlando and the greater Orlando area. Additional shopping in the immediate area includes Nona Park with a variety of restaurant options as well as the Nona Park Montessori School, La Vina Marketplace with medical offices and service providers, and the Publix-anchored Cornerstone at Lake Hart. The Northlake Park Community School and the Lake Nona YMCA are within walking distance, and McCoy Community Park is a short drive away.

What Are the Townhomes Like?

All 228 townhomes are two-story Mattamy Homes plans with 3 bedrooms upstairs, 2.5 to 3.5 baths, and roughly 1,400 to 1,895 square feet.

Nona Preserve homes include three floor plans, all built by Mattamy Homes. Each plan puts the kitchen, dining and family room together on an open main level and all three bedrooms upstairs with the laundry. Garages are either 1-car or 2-car depending on the plan, so check which one a specific home has — it is the single biggest difference between two otherwise similar listings here. Outdoor space is a paver patio rather than a yard.

Mattamy finished the community in 2013, so there is no new construction in Nona Preserve and every purchase is a resale. That also means the homes are now in the age band where roof, HVAC and water-heater condition should be part of the offer math rather than an afterthought.

What Does It Cost to Own Here?

Owning in Nona Preserve means both HOA dues and a CDD assessment, which is a higher fixed monthly cost than a comparable Lake Nona townhome without a CDD.

Because the homes date from 2007 to 2013, budget for component age as well as carrying cost. A townhome exterior is largely the association's responsibility, but interior systems are not.

Who is Nona Preserve a Good Fit For?

Nona Preserve fits buyers who want a gated, low-maintenance townhome in North Lake Nona with shopping across the street and the airport under 5 miles away.

It is a good fit if you:

• Want a gated address in the North Lake Nona area without buying a single-family home.
• Travel often and want Orlando International Airport under 5 miles from your door.
• Want the association to handle grounds and building exteriors instead of doing yard work.
• Need three bedrooms but do not need or want a yard to maintain.

Look elsewhere if you:

• Want new construction. Mattamy finished here in 2013. The Cove at Nona Sound, Laureate Park and Meridian Parks all still have townhomes being built.
• Want to avoid a CDD assessment. Northlake Park, directly across Narcoossee Road, has an HOA but no CDD.
• Want a private yard or a detached home. Outdoor space here is a paver patio. East Park offers single-family homes in the same general area.
• Need single-level living. Every plan in Nona Preserve is two stories with all bedrooms upstairs; there is no one-story option. Start with Lake Nona one-story homes instead.
• Need a guaranteed two-car garage. Some plans here have a 1-car garage, so this is a home-by-home question rather than a community-wide answer.
